A decade after opening its doors, Spinola Terraces is marking ten years of bringing businesses, residents and the local community together in the heart of St Julian’s.
What does it take for a development to become more than just a collection of buildings?
For Spinola Terraces, the past decade has been about creating a space where business, community and sustainability come together.
Formerly known as Spinola Park, the development celebrated its tenth anniversary on Thursday, 8th October, bringing together more than 150 guests at Carob Tree to reflect on its journey and the role it has played in St Julian’s.
The evening welcomed tenants, residents, representatives of St Julian’s Parish and the local council, as well as the contractors and consultants who contributed to the development’s construction.
A Decade Of Growth In The Heart Of St Julian’s
Located beside St Julian’s Parish Church, Spinola Terraces has evolved into a mixed-use development bringing together commercial, residential and community spaces.
Today, it houses offices, retail outlets, a supermarket, a food court, apartments and a 450-space car park, serving the needs of those who live, work and spend time in the area.
Over the past ten years, the development has established itself as a daily meeting point within the neighbourhood, combining business activity with spaces designed for everyday convenience.
But beyond its commercial offering, Spinola Terraces has also placed a strong emphasis on how developments can integrate with their surrounding communities.

Putting Sustainability At The Centre Of Development
Sustainability has been a key consideration for Spinola Terraces since its inception.
The development is the only one in Malta to hold BREEAM In Use certification, an internationally recognised benchmark assessing the environmental performance and operational management of buildings.
Its design incorporates several sustainability-focused features, including natural ventilation, water reuse systems, heat recovery and planted terraces.
These measures reflect an approach that goes beyond the construction phase, focusing on how buildings operate and perform over time.
For Spinola Terraces, maintaining environmental standards is part of its ongoing management strategy.
Creating Connections Beyond The Building
The development’s contribution also extends into the surrounding St Julian’s community.
Public lifts connect Lapsi Street and the car park to the parish church, while pedestrian routes provide links between the village and the parish area.
The development also incorporates the Parish Hall, childcare facilities, a fitness centre and a children’s play area, offering amenities that serve both tenants and the wider community.
Together, these facilities aim to make Spinola Terraces an integrated part of everyday life in St Julian’s rather than simply a commercial destination.

Celebrating The People Behind The Project
The anniversary event offered guests an opportunity to look back at the development’s transformation over the past decade.
A project timeline and archive photographs highlighted key moments in its history, while an anniversary film featuring the developers, parish representatives and local residents was screened throughout the evening.
During his keynote address, Mark DeMicoli, Managing Director of Spinola Terraces, acknowledged the contributions of the founding team, tenants and community partners who helped shape the development.
“We wanted this place to sit comfortably beside the church and the square and give something back to St Julian’s. Our BREEAM In Use certification further confirms how well the building is run, and that discipline is now part of how we work,” he said.
Looking Beyond The First Ten Years
As Spinola Terraces marks this milestone, its journey highlights the role that mixed-use developments can play in connecting businesses, residents and public spaces.
With sustainability, accessibility and community integration forming part of its identity, the development’s first decade reflects an approach to property management that considers both commercial activity and the surrounding neighbourhood.
Ten years on, Spinola Terraces continues to demonstrate how thoughtful development can bring business and community together in one shared space.
