New photomontages have been released showing the latest design of the proposed 40-storey PX Tower planned for Triq Elija Zammit in Paceville. The visuals offer a clearer picture of how the high-rise development could look once completed, and how it would sit within Paceville’s rapidly changing skyline.
The images form part of a fresh planning submission linked to a wider redevelopment of the site. The project is being put forward as a single, comprehensive development that combines underground facilities with a large overlying tower, in line with planning policies that allow taller buildings in designated areas.
Under the revised plans, the tower’s design has been significantly reworked. The updated proposal replaces the previously distinctive perforated facade — which had drawn comparisons to a honeycomb or cheese grater — with a more conventional architectural appearance.
At its base, the project would include multiple underground levels used for parking, storage, plant rooms and water reservoirs. Above ground, the tower is planned as a mixed-use building that brings together residential units, hotel accommodation, offices, retail outlets and restaurants within a single structure.
The residential component would include apartments, alongside a hotel offering rooms and serviced apartments. The hospitality element would also feature amenities such as swimming pools, restaurants, event halls and a rooftop bar. Office space and retail units are planned throughout the building, with food and beverage outlets spread across different levels of the tower.
At street level, the proposal includes the creation of an open public piazza, designed with a mix of hard and soft landscaping. This space would incorporate public seating and a dedicated retail and food-and-drink pavilion, directly connected to the underground levels. Outdoor tables and seating associated with food and beverage outlets are also planned as part of this area.
An earlier proposal for the site had already received approval for a 33-storey tower. However, a new application was later submitted after the acquisition of an adjacent parcel of land, increasing the overall size of the site. This expansion allowed the project to be redesigned as a single, larger scheme with a broader footprint capable of supporting a taller building.
The current proposal replaces the previously approved design with a 40-storey tower that integrates earlier development phases into one unified project, with updated layouts for parking, public spaces and building uses.
If approved, the PX Tower would become one of the tallest buildings proposed in Malta, marking another major addition to Paceville’s evolving urban landscape.
