db Group Brings Hard Rock Brand To Ras Al Khaimah In Landmark UAE Expansion

Malta’s db Group has officially announced its entry into the UAE with a major hospitality venture that will see it bring the Hard Rock Hotel & Residences brand to Ras Al Khaimah. The project, which is being developed in partnership with RAK Hospitality Holding (RAKHH) through a joint venture called HR Hotel FZ LLC, is expected to open in 2028 and marks db Group’s first major overseas investment.

Positioned along the coast of the Arabian Gulf and adjacent to the fast-developing Al Marjan Island, the development will include around 300 hotel rooms and 395 branded residences. It will feature a full suite of amenities: waterfront dining, a rooftop bar, beach club, swimming pools, spa, event venues, a fitness centre, and conference spaces—backed by the creation of an estimated 500 permanent jobs.

The move deepens Hard Rock International’s presence in the Middle East and strengthens Ras Al Khaimah’s credentials as a luxury lifestyle destination. “This development will open new doors for the Hard Rock global traveller in a destination with rich history and nature to explore,” said Todd Hricko, SVP & Head of Global Hotel Development at Hard Rock International.

The northernmost emirate of the UAE has increasingly positioned itself as an alternative to Dubai and Abu Dhabi—offering sustainable development, competitive investment infrastructure, and natural attractions including the Hajar Mountains and the record-breaking Jebel Jais zipline.

For db Group, the Ras Al Khaimah deal represents a leap beyond its Maltese base and signals growing ambition. “We are delighted to partner with RAK Hospitality Holding and Hard Rock International on this landmark project – our first major venture beyond Malta,” said Silvio Debono, Chairman of db Group. “Together, we aim to deliver a world-class destination that embodies Hard Rock’s energy and spirit.”

The development also fits into Ras Al Khaimah’s broader strategy of attracting foreign investment while elevating its tourism offering. “We’re bringing together three distinct strengths—our understanding of Ras Al Khaimah’s market dynamics, db Group’s proven development expertise, and Hard Rock’s globally recognised brand appeal,” said Alison Grinnell, CEO of RAKHH. “This isn’t just another hotel—it’s a catalyst for sustained, high-quality growth.”

The emirate has become known for balancing rapid development with environmental preservation and liveability. Its tourism and real estate policies emphasise natural and cultural assets, from pristine coastlines to archaeological heritage sites, as well as business-friendly incentives. This integrated approach has attracted major international players—including Wynn Resorts, which is also developing a large-scale resort in partnership with RAKHH.

For db Group, the announcement follows a period of expansion across Malta, with ongoing developments in hospitality and food service, including new openings in London’s Mayfair later this year. It also deepens its long-standing relationship with Hard Rock, which previously saw the group launch a Hard Rock Café in Malta.

The Ras Al Khaimah property adds to Hard Rock’s global footprint of over 300 venues across nearly 80 countries. It will cater to both international tourists and regional residents seeking high-end branded residences and lifestyle experiences. With its focus on hospitality, leisure, and entertainment, the project aligns with shifting post-pandemic travel trends that favour immersive and mixed-use destinations.

While the hotel will carry Hard Rock’s signature blend of music-themed design and elevated guest experiences, the residences will target buyers seeking long-term value in a premium setting. Branded residences have become an increasingly popular asset class in the Gulf, offering buyers the cachet of a global brand combined with resort-style services and amenities.

Construction is expected to begin shortly, with the doors set to open in 2028.
